Pets

No animals or reptiles of any kind may be raised, bred, or kept in any unit except small dogs, cats, and caged birds. Pets must be registered with the onsite office, and must be registered and inoculated as required by law. Pets are not permitted on the common elements unless under the control of an adult and carried or leashed. Pet owners are responsible for damage to common areas and disturbances to neighbors their pet may cause. Landlords are responsible for the actions of their tenants.

There are two designated areas in which to walk pets for the purpose of permitting them to relieve themselves: the grassy area bordering the public Americana Drive, and the wooded areas bordering the property.

The Board of Directors may remove without notice any pet found unleashed on the common elements. Traps may be set to facilitate humane capture and removal of cats. A fine may be imposed for unleashed pets on common grounds, noise nuisance, defecation or urination by pets outside of approved pet walking areas, or failure to register a pet. Fines are limited to $10 per day or $50 per occurrence.

Pool

The use of the pool is exclusively limited to the owners and tenants of Talltree South, Talltree Gardens, and Maplewood Village. All residents must obtain a pool pass to be admitted to the pool area. To receive the pool pass, all condominium fees must be paid in full. Passes are distributed by the office each spring and are announced on the bulletin board.

Each member must abide by the rules for the pool which are set by the pool association and pool management company. Please obtain the most recent pool rules when you obtain your pool pass.
